How do I apply for a home?

What do you require from applicants?

Photo ID, proof of income (pay stubs or an employment letter), landlord references and consent for a credit check. We look for a rent-to-income ratio of roughly 30 to 35%.

How much is the security deposit?

Under BC's Residential Tenancy Act, the security deposit is up to half of one month's rent, plus up to half a month for a pet damage deposit where pets are permitted.

How do I submit a maintenance request?

Log in to the tenant portal and submit a request with photos, or call our 24/7 emergency line for urgent issues like flooding, no heat or a lock-out.

What are your management fees?

When do I get paid each month?

Owner disbursements are sent by direct deposit between the 10th and 15th, along with a monthly statement showing income, expenses and invoices.

We handle routine items up to an agreed threshold (commonly $500) and contact you with quotes for anything above it, except genuine emergencies where we act to protect the property.

How long is the management agreement?

Do you handle RTB disputes?
